Outbuildings are separate from the main house and are a great way to transform your living space, adding both room and value. From an extension to your living space, a new workspace or extra storage, outbuildings can be used for almost any function. With the client’s aspirations and needs always in mind, at AVA home Design we provide high quality, tailor-made design that are aimed are functional as well as attractive. Our years of experience in designing, planning and regulations means we can assist you at ever step of the process and ensure your property reaches its maximum potential. 

​An outbuilding to your house requires two main activities:
  1. Planning Application to the Planning department
  2. Building Regulations Application to the Building Control services (see the Building Control page for details)

If you want to be certain that the existing use of a building is lawful for planning purposes, or that your proposal does not require planning permission, you can apply for a 'Lawful Development Certificate' (LDC). A planning application can be submitted as a Permitted Development application to obtain this certificate. This is very important when selling the house, as evidence that your extension is legal.

Listed below are some of the Permitted Development rules, presented briefly. Please contact us for specific advice. ​​
  • Outbuildings beyond the front elevation of the house are not allowed
  • The total area of ground covered by buildings, enclosures and containers within the curtilage must not exceed 50% of the total area of the curtilage
  • A new outbuilding must not be self-contained living accommodation
  • The maximum eaves height is 2.5m. Overall the total height should not exceed 4m on dual pitched roofs, and 3m on other roof types; but if the outbuilding is within 2m of the boundary, the "whole outbuilding" must not be higher than 2.5m
  • A raised platform must not exceed 30cm high, from the original ground level.

​On designated land, some of the Permitted Development rules do not apply.
This rights are only for houses; not flats, maisonettes or other buildings.
You should check with your Local Planning Authority whether your house has  permitted development rights.
