Stage 1: Preparation, Briefing, Quoting
We start by researching your house and the site. The initial desk study will familiarise us with the site which takes a few hours of works, looking into, for example, whether the site within a flood risk, greenbelt or conservation area, PTAL measurements, neighbours, etc.
We will then have a conversation over the phone you listening to your needs and aspirations for you home or investment, house extension cost, your requirements, time it will take, etc.
We carefully deliberate over and communicate the best options for your house extensions, as well as sending you our quote for designing your project.

Stage 2: Concept Design
At this stage, you need to pick an architectural service to work with. If you decide to work with us (thanks!):
- We will carry out a site appraisal. We will look into site access, boundaries, levels, landscape, assessment of neighbouring properties, transport, contaminated land, underground services etc. ( this will change depending on house extension and site)
- We will arrange a site meeting for a survey with you and talk a little more about your project. The survey usually takes between 2 to 3 hours.
- We will prepare at least 3 design options in CAD for you; it will take one week to two weeks.
- We will review the options together in our office (looking into the cost of extension, time, council requirement, application types, practicality, right of light, etc), revise the options together and give you a few layouts to think about and decide on at home.
Stage 3: Planning Application
Once you have made your decision, we will submit the planning application for the project (house extension, kitchen extension, loft conversion, change of use, or HMO) via the Planning Portal.
You will receive an email from the Planning Portal to help you pay the planning fee. When you make the payment, the application will be delivered to the LA and it will be registered in 2 weeks. They will send us an acknowledgement letter and a site notice (this does not apply for every council or extension). If you receive a site notice you need to display it somewhere the public can see. The decision date will be provided on the letter. You can follow your application on the LA website.
We will follow the application until the Council make their decision and inform us. If required by the planning officer, we will revise the drawings after discussing the changes with you. For some more complex projects, they may ask for an extension time, for more information and/or for more reports (Flood risk, arboriculture, traffic, noise, etc). These will bring other specialists to the project. These will be paid by the client.
When the council make the decision, we will let you know. Congratulations; your house extension is approved by planning.
If we receive a refusal, we will help you to make a decision on what will be the best move - an appeal or a new revised application. There is a higher chance of being refused if your project involves a crown roof, an extension bigger than the council residential guidance, front extension, full width double storey rear extension, double storey side extension up to the boundary and flash with front elevation (especially in the Hillingdon area). A town planner may get involve, if you want to appeal against the Council’s decision. The decision will be posted on the LA website within 2 to 6 months depending on the application type.
